Austin's January 2025 Real Estate Statistics

AUSTIN, TEXAS ~ January 2025 housing market statistics have been released by the Austin Board of Realtors® (ABoR).
While shifts in affordability and inventory continue to shape the market, the rise in active listings indicates increased opportunities for buyers.
Let's take a closer look at the year-over-year real estate highlights for the Greater Austin MSA and Williamson County.
In the Austin-Round Rock MSA:

Rising Metrics:
New listings rose by 20.6% to 3,690.
Active listings increased by 16.5% to 9,616.
Closed sales increased by 1.1% to 1,761.
Housing inventory increased by 0.9 months to 5.6 months, just below the Texas Real Estate Research Center at Texas A&M University's benchmark of 6 months to maintain a balanced housing market.
The average close to list price increased from 91.9% to 92.3%.
Average days on the market rose by 3 days to 84 days.
Decreasing Metrics:
The median sales price fell 4.7% to $409,765.
In Williamson County:

Rising Metrics:
Active listings rose 18.8% to 2,853.
New listings increased 12.4% to 1,114.
Average days on the market rose 3 days to 81 days.
Housing inventory rose by 0.4 months to 4.7 months, which like the greater Austin metro, is below the Texas Real Estate Research Center at Texas A&M University's benchmark of 6 months to maintain a balanced housing market.
Remaining The Same:
The average close to list price remained flat at 92.9%.
Decreasing Metrics:
The median sales price decreased 7.0% to 400,000.
Closed sales decreased <1% to 623.
