April market statistics for the Central Texas area have been released by The Austin Board of Realtors® (ABoR). Included below are highlights for Austin-Round Rock MSA, and Williamson County.
With the full impact of the COVID-19 pandemic and local shelter-in-place orders being felt in the housing market, Austin-area home sales declined across most of the region in April. With declining inventory and rising prices, it's currently a seller's market.
Year over year metrics:
In the greater Austin-Round Rock MSA listing and pending sales continued to dip and properties spent fewer days on the market, indicating a tightening inventory. Closed sales were down 21%. Despite the downward sales metrics, the median price for residential homes in the city of Austin alone rose 12.3% to $421,000 and the median sales price in the greater Austin-Round Rock MSA rose 3% to 325,000.
In Williamson County all the key performance metrics were down with the exception of the median price for residential homes, which increased by 6% to $300,000. More details are available in the infographics below.
